What is the penalty for breaking a rental agreement?
Q. Hello, I am a college student planning to go abroad next spring. Every lease I have looked at wants a 12 month agreement. I live in Minneapolis, MN and was wondering what sort of penalty I would face for breaking the lease early. Thanks in Advance.

A. It varies from landlord to landlord. Study the lease agreement. You will generally be required to pay rent on the premises until such time as the landlord or leasing agent is able to put more tenants in. You may also be required to pay for advertising the premises for rent again and an administration fee.

What is the average sentence for a breaking and entering felony in Michigan?
Q. Someone I know was recently jailed for breaking and entering, supposedly stealing just over $500 in tools and selling them. What are the possible/average sentences in the state of Michigan for such a crime? He is 22, and this would be his first felony.

A. 750.110 Breaking and entering. A person who breaks and enters, with intent to commit a felony or a larceny therein, a tent, hotel, office, store, shop, warehouse, barn, granary, factory or other building, structure, boat, ship, or railroad car is guilty of a felony, punishable by imprisonment for not more than 10 years. You did not mention what the specific charge was for the theft so I can't tell you the judgment for that; I just gave you information on the B&E charge.
